The first show home on a 900-home Bury St Edmunds housing development, which will generate £15.5 million in infrastucture and facilities funding, was officially opened today.
West Suffolk mayor Diane Hind cut the ribbon at the show home on Denbury Homes’ flagship St Edmunds Gate development, which is being built on land off Rougham Hill.
After looking round some of the properties on site, Cllr Hind said: “I think the houses are fabulous – I’m impressed.”

The first properties on the 174-home phase one of the 900-plus home northern neighbourhood will be ready to move into this spring.

“We are committed to supporting the wider community and, through Section 106 payments, Denbury Homes will provide £15.5 million to West Suffolk Council and Suffolk County Council for the town. The funds allocated will be used to support education, healthcare, libraries and highway infrastructure.”
Work on a relief road connecting Rougham Hill with the A134 Sickelsmere Road is under way, with the road expected to open some time in 2026.
Phase one of St Edmunds Gate includes 52 affordable properties, with Westley-based Denbury saying today they were close to signing a deal with a registered social housing provider for the affordable homes.
Homes at St Edmunds Gate, off Rushbrooke Lane, will include features such as air source heat pumps, electric vehicle charging points and ultrafast broadband.
Prices for the open market properties currently released start at £275,000 for a two-bedroom coach house, up to £620,000 for a four-bedroom detached home.
Hopkins Homes, which is developing 363 homes on the wider 1,250-home estate’s southern neighbourhood, called Abbots Vale, announced today that a key route would be closed during works on its section of the relief road.
The Hopkins and Denbury developments will be connected in the future by a new bridge over the River Lark, scheduled for construction during 2025/2026.
The bridge and relief road are designed to create easier access to the A14.
