Plans for huge new 120-bed hotel to be built next to the coast in Llanelli

A new five-storey, 120-bed hotel could soon be built in Llanelli if ambitious plans are given the go-ahead. Planning permission has been sought to construct the hotel to the south-east of the town centre in the Machynys area, overlooking the Burry Inlet and the Millennium Coastal Path.

Those behind the proposals say they want to build a “high-quality destination for visitors which would support the local tourism economy in a sustainable location and contribute positively to the economic and cultural growth of Llanelli and the wider region”. Ove Arup and Partners Ltd have submitted the plans to Carmarthenshire Council and if permission is granted the new hotel will be built to the east of Pentre Nicklaus Avenue, to the north of residential properties within Pentre Nicklaus Village, and to the south of the B4304. The site – which is currently vacant green space – measures around five and a half hectares and covers part of the land occupied by the former Machynys brickworks in the early part of the 20th Century, which historically formed part of the docks.

The hotel will comprise 120 beds on up to five stories, in a building with maximum dimensions of 60m in width by 80m in length, with a height of 20 metres. The site will also be transformed by associated infrastructure and landscaping which will include the construction of a large car park boasting 140 spaces – made up of 120 visitor spaces and 20 staff spaces – including disabled and electric vehicle charging spaces.

As part of the application submitted to Carmarthenshire Council, Ove Arup and Partners Ltd said: “Outline planning permission is sought for the proposed development of a hotel and associated works, located on land to the east of Pentre Nicklaus Avenue, and south of the B4303, Machynys, Llanelli, Carmarthenshire.

“The proposed development would provide a sustainable development, supporting the local tourism and business economy in a sustainable location and contributing positively to the economic and cultural growth of Llanelli and the wider region, in accordance with the aspirations of Future Wales (The National Plan 2040) and the mixed-use allocation within the Adopted Carmarthenshire LDP. The outline application is supported by numerous technical reports which have not identified any issues which have not been adequately considered within the proposed development’s design and associated mitigation measures.

“The brief for the proposed development is to provide a high-quality destination for visitors to Llanelli, Carmarthenshire, which would support the local tourism economy in a sustainable location and contribute positively to the economic and cultural growth of Llanelli and the wider region.

“In this context, the vision is to provide a hotel of up to 120 beds within a part of the site that would benefit the most from the opportunities available, including avoiding the flood zone, enhancing guest experience and visual connection to the natural landscape, and incorporating placemaking principles that would provide a key gateway for prominence and connection with the surrounding built environment. In particular, the proposal aims to link with the Pentre Awel development site to the north, supporting the proposed well-being and life sciences incubators within the Life Science and Wellness Village.”
